The LandlordByHand Notice Kit

The date is free. The notices built on it are $39.

Three notices — the only three where a wrong date ends the case — generated from the same statute-checked deadlines as the free checker, with the letter builder and the inspection and service checklists that complete the file.

What’s inside — exactly

1 · The pay-or-quit / notice to vacate letter

Generated from the verified dataset: your state’s period, day type and citation are filled in by the builder, with the rent-owed lines a court reads first and the cure language where your state gives the tenant a cure right.

Included in the $39 LandlordByHand Notice Kit

2 · The non-renewal / termination letter

Generated from the verified dataset, tier by tenure where your state tiers it — and in just-cause states the builder stops and routes you to the cause statement the notice must carry, instead of printing a date-only letter that would fail.

Included in the $39 LandlordByHand Notice Kit

3 · The rent increase letter

Generated from the verified dataset: the increase period for your state and tenure, the effective-date math done for you, and the service note printed on the letter itself.

Included in the $39 LandlordByHand Notice Kit

4 · The letter builder (on the kit page)

Pick the state, the notice, the tenancy, the tenure and the effective date; type the names, the address and the amounts. The builder — which runs in your browser, on the kit page — prints the finished letter with the deadline, counting rule and citation already in it.

5 · The move-in inspection checklist

Room by room, system by system: condition, meter readings, keys and counts, and the signature lines that make the sheet usable later as the baseline for move-out.

Included in the $39 LandlordByHand Notice Kit

6 · The move-out inspection checklist with photo / evidence log

The same rooms in the same order as move-in, side-by-side condition columns, and a photo log — file name, room, date, what it proves — so the evidence is organized before anyone argues about it.

Included in the $39 LandlordByHand Notice Kit

7 · The proof-of-service checklist

Who was served, which method, where, when, and by whom — plus the mailing receipts, posting photos and second-attempt notes that turn “I served it” into a record a court can read.

What is deliberately not in it

No generic letters. Welcome letters, entry notices, repair-request replies and renewal offers are free everywhere — Avail gives state-specific versions away — so this kit does not sell them back to you. It contains only the three notices where the deadline is the case, the builder that generates them from checked deadlines, and the inspection and service records that surround them.

Honest limits

This kit is information and documents, not a lawyer. It does not create an attorney-client relationship, and it cannot file or serve anything for you. Local ordinances — rent boards, city just-cause lists, prescribed local forms — can add requirements on top of state law; the state pages flag where that layer is known to exist. If a case is already filed, that court’s clock outranks every letter here.

Is the checker really free?

Yes — the full serve date, counting rule, service methods and citation cost nothing and ask for no email address. Your answers never leave your phone.

Why not just use a free template?

Free templates leave the notice period blank — “[Notice Period, e.g., 30 days]” — because the period is state law, not letterhead. This kit’s letters carry the period, the counting rule and the citation from the verified dataset.

What if my state’s deadline is not yet published?

Then the checker says so and prints no number, and the builder routes the same way. The kit still carries the checklists and the letters for every published state — and the published list is the one on the state pages, checked rules checked october 2026.
