The Maine deadlines, as checked

Pay or quit7 calendar days — the tenant may pay and cure (14 M.R.S. § 6002). 7-day written notice, available once rent is at least 7 days overdue. Paying in full before the stated deadline defeats the notice. A tenant may not be evicted for nonpayment of late fees alone.
End a tenancy30 days — tenancy at will / month-to-month (14 M.R.S. § 6002). 30 days' written notice to terminate a tenancy at will.
Raise the rent45 days (14 M.R.S. § 6028). No statewide cap (Portland has its own ordinance). Notice is 45 days — 75 days if the increase is above 10%.
75 days — increase over 10%
How days are countedThe day of service is excluded (Me. R. Civ. P. 6). The last day counts unless it is a Saturday, Sunday, or legal holiday, when it rolls to the next business day. For periods under 7 days, intermediate weekends and holidays are excluded. Mailed service adds 3 calendar days.
Allowed service methodsat least 3 good-faith efforts on 3 different days to serve the tenant in hand
failing that: first-class mail to the last known address plus leaving the notice at the tenant's last and usual place of abode (14 M.R.S. § 6002)
Just causeNo statewide just-cause requirement.

Local rules sit on top of state law in many places — city just-cause lists, rent boards, and prescribed local forms. A state deadline is the floor of the analysis, never a promise that no local rule adds to it.
