The Pennsylvania deadlines, as checked

Pay or quit10 calendar days — the tenant may pay and cure (68 P.S. § 250.501(b)). 10-day notice to quit for nonpayment. The tenant may stop the eviction by paying all rent owed plus court costs at any point before the actual eviction. A written lease can waive the notice-to-quit requirement entirely — check the lease first.
End a tenancy15 days — month-to-month or lease of 1 year or less (68 P.S. § 250.501). 15 days' written notice.
30 days — lease over 1 year (68 P.S. § 250.501). 30 days' written notice.
How days are countedNotice periods run from the date of service of the notice (§ 250.501(b)). No weekend/holiday counting rule was verified from a primary source for this dataset.
Allowed service methodswritten notice served on the tenant; Pennsylvania courts require strict compliance with the statute for content and service, and email service does not comply even if the lease permits it
Just causeNo statewide just-cause requirement.

What is not published for this notice — and why

Raising the rent: Pennsylvania sets no statutory notice period for a rent increase and no cap. Thirty days is the working standard in practice and most leases say so, but it is not a statutory deadline — the lease controls. Philadelphia and Pittsburgh add tenant-protection rules of their own. This cell sets days to null on purpose: printing 30 as a statute would be wrong.

Local rules sit on top of state law in many places — city just-cause lists, rent boards, and prescribed local forms. A state deadline is the floor of the analysis, never a promise that no local rule adds to it.
