Landlord notice deadlines — Tennessee
In Tennessee, the checked deadlines on this page cover: pay or quit, ending a tenancy, raising the rent. Each figure carries its statute and the stamp Rules checked October 2026. Run your exact dates through the checker — the period is only half the answer; the counting rule is the other half.
| Pay or quit | 14 calendar days — the tenant may pay and cure (Tenn. Code § 66-28-505(a)(2)). 14 days to cure: a breach remediable by payment terminates on a date not less than 30 days after the tenant receives the notice if the rent is not paid within 14 days. In non-URLTA counties the nonpayment notice is also 14 days (Tenn. Code § 66-7-109(a)). A written lease can waive the nonpayment cure window entirely if the waiver is printed in 12-point bold type. CAUTION: a 2025 bill (HB 1345 / SB 1088) that would have cut this to 7 days FAILED in committee on March 12, 2025 — pages claiming a 7-day Tennessee notice are wrong; 14 days is the law. |

| End a tenancy | 30 days — month-to-month (URLTA counties) (Tenn. Code § 66-28-512(b)). Written notice at least 30 days before the periodic rental date named in the notice. 10 days — week-to-week (URLTA counties) (Tenn. Code § 66-28-512(a)). Written notice at least 10 days before the termination date named in the notice. |
| Raise the rent | 30 days (Tenn. Code § 66-28-512). No cap in URLTA counties, and local caps are barred. 30 days' written notice for a change in a month-to-month tenancy. |
| How days are counted | No Tennessee counting rule (weekend/holiday treatment) was verified from a primary source for this dataset. |
| Just cause | No statewide just-cause requirement. |

Local rules sit on top of state law in many places — city just-cause lists, rent boards, and prescribed local forms. A state deadline is the floor of the analysis, never a promise that no local rule adds to it.
The paper that goes with the date
The checker gives you the date. The kit gives you the notices: pay or quit, non-renewal / termination, and rent increase letters generated from these same checked deadlines, a letter builder that fills in your dates and names, the move-in and move-out inspection checklists, and the proof-of-service checklist.
One-time payment. No subscription. The checker stays free either way.
